Whether you’ve got a trusty old boiler, a hot water cylinder, or a mysterious HIU that you pretend to understand, we help homeowners save time, money, and hassle by booking annual services together. This page answers all your burning questions, from why servicing matters to how to organise a group boiler booking for your street — so you can stay warm, safe, and smug knowing it’s all sorted.
-
BoilerBooker is a marketplace for independent local plumbers and heating engineers to provide annual boiler and hot water cylinder services at a lower cost for customers. We group the bookings on behalf of the heating engineer. The service is provided by the local heating engineer. Please read the Terms & Conditions here.

Think of it as a carpool for your heating engineer.
When you and your neighbours book your annual boiler service together, the engineer makes one efficient trip instead of five separate ones. That means less travel, lower costs, and fewer scheduling headaches. With group boiler servicing, you:
Share call-out fees
Reduce engineer travel time (and emissions!)
Get priority slots for your block or street
Enjoy that smug, organised feeling knowing it’s all sorted
BoilerBooker makes this easy — just set up your group, pick a date, and let us handle the rest. Fewer clicks, fewer cold showers.
-
It’s like the difference between a kettle, a water tank, and a mini power station – all keeping your home toasty in different ways.
Boiler: Heats water for your taps and radiators. Needs a yearly check to keep it safe and efficient.
Cylinder: Stores hot water for later use (common in larger homes). Needs servicing to prevent scale, leaks, and inefficiency.
HIU (Heat Interface Unit): Found in blocks of flats connected to a communal heating system. It’s the “middleman” that transfers heat from the network to your flat — and yes, it needs annual servicing too.
Each system plays its part and BoilerBooker helps you book the right engineer for all three. At a low cost.
-
Easy: gather your neighbours, not their boiler manuals.
Here’s how it works:
Book a date via BoilerBooker for your building, street, or estate.
Share the link — invite your neighbours (Facebook and WhatsApp groups work wonders).
Sit back — our system coordinates the engineer visits.
The more households that join, the more everyone saves. It’s local teamwork that actually pays off (and keeps everyone warm).
-
Because your boiler’s a quiet hero and even heroes need a check-up.
An annual boiler service:
Catches small issues before they become expensive disasters
Keeps your system safe (no one likes surprise gas leaks)
Maintains efficiency and lowers bills
Keeps your warranty valid
Skipping it is like skipping oil changes on your car – it might work fine… until it doesn’t.
With BoilerBooker, you can book your service in under a minute and never forget again. -
Let’s break down the “I’ll do it later” logic:
Breakdowns: The average repair costs £200–£500. A BoilerBooker annual service is £70 or under.
Efficiency loss: A neglected boiler can waste 10-20% more energy.
Safety risks: Undetected leaks or carbon monoxide issues can be dangerous.
Voided warranties: Most manufacturer warranties require annual servicing.
So, skipping your service doesn’t really save money – it just postpones the bill (and makes it bigger).
A yearly booking through BoilerBooker keeps your boiler and your wallet, healthy. -
We turn “Who’s booking the heating engineer this year?” into a one-click solution.
Residents’ associations can:
Create a group booking for their block or estate
Invite residents via link or email
Set a servicing window that suits the whole community
Track who’s confirmed and view all certificates in one place
No spreadsheets. No chasing. Just smooth, shared servicing that saves time, money, and stress for everyone.
It’s community coordination, finally made easy.
HOW OFTEN SHOULD I GET MY BOILER SERVICED?
Boiler manufactures and energy companies recommend servicing your boiler, or unvented hot water cylinder, at least once a year to make sure it's operating properly and within warranty.
WHY DO I NEED AN ANNUAL BOILER SERVICE?
An annual boiler service can reduce your energy bills, save money on repairs, ensure your insurance is valid and it makes sure your heating system is running safely. You can book an annual boiler service or find out more about your boiler service here.
DO I LEGALLY HAVE TO HAVE MY BOILER SERVICED EVERY YEAR?
The legal requirement for landlords is that they must have their gas appliances and flues serviced annually as part of the annual gas safety check. A record of the annual gas safety check must be retained by the landlord and a copy given to the tenant.
WHO WILL PROVIDE THE SERVICE?
Local plumbers and heating engineers. They are all Gas Safe registered, unvented and vented qualified. They are their own independent companies and are the provider of the service for you ‘the customer’. BoilerBooker only arrange the group bookings and are not responsible for any of the works undertaken. By confirming a booking you will have agreed to the Terms & Conditions of our service.

WHAT DOES THE PLUMBER DO IN A BOILER SERVICE?
An annual boiler service will start with a visual check to ensure that the boiler and associated pipework is installed and positioned correctly. The engineer will remove the boiler casing to look at its components. They will check the boiler is working safely and efficiently, and clean the components inside the boiler. We can provide you with a boiler and hot water cylinder service sheet prior to the booking, so you can see exactly what they will do.
WHAT HAPPENS ON THE BOILER SERVICE?
Here's what should take place as part of a gas boiler service:
A visual check of the boiler and flame
Checking the operating pressure and / or heat input
Checking safety devices
Check case seals for an effective seal Boiler casing removed to check all main boiler components (burner, heat exchanger, main injector, spark / sensor probe)
Boiler fired safely to identify any working faults
Boiler parts cleaned, if necessary
A service sheet highlighting everything the engineer has done and any faults
HOW DOES BOILERBOOKER COST SO MUCH LESS?
We operate as a marketplace by grouping bookings together by area. This way the heating engineer, who is the provider of the service, fills their day in one location and there is no call out fee. Which makes the service cost less for you.
HOW DO I PAY?
You pay the heating engineer directly by cash, or BoilerBooker will take a bank transfer on behalf of the engineer.
WHAT IF I HAVE A DISPUTE WITH A HEATING ENGINEER ABOUT THEIR SERVICE?
We will help you get in contact with the engineer that provided your service and offer help in resolving issues. Please read our Terms & Conditions here.
HOW CAN I TELL MY NEIGHBOURS ABOUT IT, EVEN THOUGH I DON’T KNOW THEM?
If you have a local facebook or WhatApp group, you can share your booking with them. You can also request flyers sent to your area here. The more neighbours that sign up, the bigger discount.
